Developers purchase land for Ruskin Heights

Three local developers announced Tuesday the closing of the $ 10. 8 million land purchase and phase one development financing for Ruskin Heights, a mixeduse neighborhood on Mission Boulevard near Crossover Road.
The Fayetteville City Council approved this planned zoning district in March.
Collaborating with developers Ward Davis, Morgan Hooker and Dirk Van Veen on Ruskin Heights are Duany Plater-Zyberk & Co.; Locally Global Investments; Metropolitan National Bank; Heritage Land Title of Arkansas; Community by Design civil engineers; and Northwest Excavation, a division of Nabholz Construction.
Units available in the first phase of the neighborhood include 20 single-family home lots, seven bungalow homes, 17 townhomes, 11 live / work units, two carriage homes and 28 condominiums. The neighborhood embodies the principles of New Urbanism or Traditional Neighborhood Design by providing a wide range of homes in a walkable, mixed-use environment. At full build out, the neighborhood will include 295 residential units and 58, 500 square feet of retail space with a total value exceeding $ 100 million.
In July, the development was chosen to participate in the U. S. Green Building Council’s Leadership in Energy and Environmental Design for Neighborhood Development pilot program. The council’s LEED certification program promotes sustainable building practices.
“ We have been overwhelmed by the support shown for thoughtful neighborhood design that builds on the vibrancy of Fayetteville’s most interesting neighborhoods such as the Washington / Willow Historic District and Wilson Park, ” Davis said in a released statement. “ These neighborhoods all share common elements — a mix of residential and retail uses, a variety of home types to accommodate a wide range of lifestyles and incomes, pedestrian-friendly design, and most importantly, a strong sense of community. ”
